Let's Debate | Buy New vs Reupholster

In this week?s episode we are doing re-upholstering or refinishing vs buying new. This is an age-old debate where some people don?t think it?s worth going through the trouble of refinishing old items, but others see it as an effective way to make their items look new while also preserving maybe some of that vintage touch said item might convey. Don?t think you?re doing this to save money, but rather to preserve an older item that has special meaning to you.

Intro 0:00 Re-upholstering vs buying new 3:25 Fabric prices for upholstery 8:30 There are ranges in cost 15:40 A time the investment was worth it 20:00

?It adds up with all of our projects. Once you really stare at the numbers, it just all adds up, so just know that you?re gonna spend more than you thought to cover everything, so just make sure it?s something you really, really want.? 11:44

Listener Questions | Answering Your Questions

Tune in this week to hear us give answers to more listener questions! We have people asking about how they can improve the design of their front door and alter the side lights or windows, how to mix wood tones like in a bedroom or dining room, what the ratio of mirrors to art in a home should be, what to do about the finish for interior and exterior door knobs and hinges, and a few other fun questions. Join us today to hear what we have to say!

Intro 0:00 Level up your front door 11:10 Dos and don?ts of mixing wood tones 16:30 Ratio of mirrors to art in a home 21:00 Finish for interior and exterior door knobs and hinges 24:15 Built-in shelves and coloring 27:30 Display your kids artwork 34:00 Biggest misconceptions or blindspots in purchasing home furnishings 38:10

?It depends on your preference operationally too, like if it?s something that you?re just gonna swing open and you never use that, except when guests come over and you?re using the mudroom entrance, and you just want it for aesthetics, beautiful. But just know that one is usually gonna stay closed and one is gonna be operative, and is that wide enough for people to come through? Or do you have to swing them open both times?? 12:24

Our Unfiltered Opinions | Kitchen & Bath Trends for 2024

This week we wanted to talk about some trends we saw pop up in an Elle Decor article and we feel like we wanna fight back on some of these things they say are a big deal. So we?re going to break down this article and break down/debunk, or agree with some of these kitchen and bath trends. All of us, both who are hosting and listening to the podcast need a moment to figure out what?s true and what?s not because sometimes people are reporting on things and maybe have only asked one source, so we want to make sure that we are giving you our best information based on what we?re seeing since we?re on the front lines of design. We want you to be well equipped before you go and make these really expensive decisions based on what you read in an article.

Intro 0:00 Breaking down the article 9:00 High gloss walls vs texture 10:10 Brown 13:15 Terracotta takeover 15:20 Is bouclé here to stay? 20:00 Curves meet straight lines 23:30 High tech lighting 26:50 Alternative materials will be the standard 29:40 Revival of Victorian era details 33:30 Layered understated lighting 36:40 Warm rich colors 37:50 High drama marble and stone 38:40 Butler?s pantry and storage galore 39:55 Outdoor kitchens in connection to nature 42:30 Induction cooktops 44:30

?There?s nothing more romantic than a pizza oven like, I think they?re so cute and it?s so fun to make homemade pizzas with your kids, it?s so much fun? ?We did it last night. We just got a pizza oven and have just been using it way too much. It?s like making dinner, what we have to do anyway, but then it?s an activity at the same time. It?s memory making.? 43:58

Finding Your Niche | Cultivating Your Design Style

Today we are talking about how you can find your own niche and cultivate your personal style. This is a podcast we feel everybody wants to know as they?re trying to figure out who they are when they?re trying to make these massive decisions for a home, whether you?re a new build, remodel, or maybe you?re just furnishing, it really needs to tie back to who you are, how you use that space, what nostalgic strings you want to pull, depending on if you really are sentimental. We keep seeing this topic pop up for people everywhere and have even listened to a couple of podcasts on this in fashion to really understand what some of the points are that people are making to help us cultivate our own style, so this is gonna be a fun one.

0:00 Intro The age of developing opinion 4:20 Feeling like you have imposter syndrome 27:00 Putting together an outfit for fashion week 31:45 Cori?s method 37:00 Who do you aspire to be? 40:45 Do what you want and don?t care about what Karen thinks 46:10

?So I go to the plumbing store and I?m like ?OK, I like that suite, I think this is the finish I?ll go with.? and then I put that actual faucet in there with the tile, with the cabinetry that I?m thinking and I?m like ?Yep, that?s good. Send that over to the cabinet maker.? and then I?ll get my hardware. It?s really easy. I?ll always try and figure out my art because that?s important to me too because I know that?s a part of my style. That?s a big North Star for me.? 30:20

Fundamental Design Principles | Dimensions You're Going to Need to Know, Tag Now

Today we are going to put all the fundamental design principles into one episode. We often give you guys little bits of information, such as you should hang your chandelier over your dining table, this height to this height, here?s the range. We thought we should do an episode for you guys where when you are finally ready to make a remodeling move, or maybe you?re rearranging your furniture this year, you?ll know what to do with spacing and dimensions. You?re probably all going to be working on some little project because you love interiors. So do we. We?re all ready to make a move, which may just be moving furniture from one room to another, but we?re going to give you dimensions that you need to know. Make sure to bookmark this episode because you?re going to want to come back to it in the future again and again in your lifetime to make sure you?re getting the spacing right.

All of your pathways need at least 36 inches 7:30 Cocktail table - 18 inches 12:15 Rugs 14:15 TV viewing heights 15:40 Kitchen 18:30 Bathrooms 29:50 Lighting 37:15 Fireplaces 43:20 Art 46:00 Drapes 49:15

?Otherwise the cocktail table just feels like it?s out in the middle of the room and nobody can use it for what it?s intended for?Or you have to stand up to walk forward while you?re crouched to put your drink down, and your quads are burning by the time you get to the cocktail table! No really, you go in those homes and the cocktail table is sitting on a 4x6 rug in the middle of the room, and you?re like ?What!?? If you learn nothing else today, at least learn where your cocktail table goes.? 13:13

9 Ways to Make Small Spaces Luxurious

This is a topic that came in from one of our listeners, which we thought was a great question and perfect to focus on in this episode this week. We?ve been at this for 4 years and feel like we?ve covered it all, but we?re having such a good time that we wanna keep the party going, so feel free to send us any questions, topics, or even guests that you want on, which you can send to [email protected].

Intro 0:00 Our free design service and a review 1:00 What are our favorite small spaces? 3:10 Painting stencils 8:30 Be insanely interesting in a small space 16:00 What to do with the ceiling 24:00 Real living finishes 32:00 Hardware 37:10  The mirror?s edge 42:40 Opinionated marble 43:30 Human element and displaying your collections 48:45

?The next thing we have is real living finishes. This is the most luxurious thing. We?re talking about using real stone, real marble. We?re not using porcelain countertops that have marble stamped onto them so that you think that they?re marble and when you feel them, you?re like ?Somethings not right?? Whenever you can use an honest material, real stone, real wool carpet, real countertop material, real flooring material, real wood?Honest materials are gonna make your space look more luxurious.? 32:05

Insider Publishing Tips | Interview with Krissa Rossbound Editor Traditional Home Magazine

We have a very special guest with us this week named Krissa Rossbound, who is a veteran and the Senior Style and Design Editor for Traditional Home Magazine, and we are giddy to have her here. We discuss topics such as how the current state of this country and the education system doesn?t favor art or prioritize helping people develop their own personal style, so it?s a journey on which one has to go the extra length in order to discover for themselves. Listen to how we discuss traditional design and how to go all about it in today?s market.

Intro 0:00 Working at Traditional Home 1:00 About Krissa and her journey 4:00 Cultivating personal style 7:10 What separates Trad Home from other publications 18:00 Difference between publication print and online presence 23:20 Being featured in print 25:35 The white kitchen 33:00 How far ahead traditional home is working 37:20 Accessing different magazines 42:00 Email for Traditional Home 45:50 What people should spend their money on 51:40 Finding a great photographer 60:30

?Something that I?ve learned to do over time is really edit myself and learn to pause for a moment, enjoy what I?m looking at, realizing I really don?t have to take this home with me. I?m going to look at it wherever it?s displayed and maybe take a picture of it and remember it that way, but I don?t have to bring it home with me because you do that and then sometimes it just doesn?t work, or you didn?t really actually want it, and I think that hearkens back to that idea of understanding your personal style.? 13:25

Listener Questions | More Burning Questions Answered

Today we are doing listener questions, which we always enjoy because we get to see how you guys are living, what problems you?re facing, and we get to help you answer them, which is kind of why Dear Alice was born. Dear Alice is our take on Dear Abby, which is an old advice column that was written, and we are actually doing that exact thing right now for interior design. You guys are sending in pictures now, which really helps us to better know how to be more informative.

Intro 0:00 The worst date we ever had 1:30 Keep things cohesive or refinish? 9:40 Beautifully designing entry and foyer 12:25 Helping the living room warm, inviting, and functional 17:20 Brazilian Cherry flores and bleaching 24:10 Brand and color of Jessica?s siding shingles 30:45 How to add more romance to your home 33:00

?When you do refinish the floors on the upper level, they might be different colors because the years, and the sunshine, and everything on those 2 inch floors maybe two years earlier, because maybe you?re not gonna get to that renovation stairs for a couple of years, but it?s on another plane, it?s on another level. You?ve gotta get it right when you?re doing it because nobody?s gonna go back and refinish floors.? 11:40

Design Insider | Sourcing the Best with Marvin Wilkinson

Today we have guest Marvin Wilkinson who has the most fabulous store in the Denver Design District and Scottsdale. He has just the top shelf brands and with him you can find a secret tunnel into a magical world of offerings only offered to designers and we consider Marvin as ?El Presidente? of this world. We know him because he is one of our reps and educates us designers on what?s newest, what?s best, textiles, wallpapers, de Gournay, etc. Marvin is an artist at heart, a curator of beauty, and incredibly dynamic, so Suz insisted that he be on the podcast because people are gonna eat him up.

Intro 0:00 About Marvin 1:00 How he started 5:30 Where to save and where to splurge 11:00 The difference between Gracie and De Gournay wallpaper 13:45 Favorite up and coming brands 17:40 The best show 19:10 What?s new, what?s next 22:30 Developing your relationships 32:30 Follow through and follow up 35:45 What have the past 30 years taught you? 38:45

?I really need to hear what you are looking for instead of me just automatically thinking I know what you?re looking for. I think that?s really important for working with a design community. I think just being able to communicate properly and pull stuff out of other people and try to get their information and what their needs are, I think is really important.? 33:02

Agree to Disagree Listeners Edition

We?re gonna fight it out a bit today on this podcast episode. This is a continuation of our episode from last week and it?s just our listener?s comments when we polled our Instagram audits. We wanted to get to these since you guys took the time, so that?s what we?re doing today. We discuss the various designer styles you see here in Utah and which ones we agree with or do not agree with, but also there?s a lot of good in having variety. ?Be effortless. Be believable?? ?Don?t try so hard. I think that goes for anybody.?

Intro 0:00 Design services 1:00 Best meal 5:10 Other designers? styles in Utah that we agree or disagree with 8:15 90s oak cabinets in the kitchen and not looking 90s 14:10 Where to put marble 18:30 Where to save vs where to splurge 22:45 Open floor plan and tall ceiling vs cozy and separate spaces 30:55 Karate chopping pillows 37:05

?Today the cabinetry goes to the ceiling, or there?s a soffit with crown molding, but there?s no longer the dust collection. Nobody has done honey oak since the 90s. I don?t know if it?s gonna come back or not. Our oak came around again and it came more grayed, or ceruse, or toned down, but we have better lacquers today that don?t yellow the woods like they did in the 90s.? 15:01

Agree to Disagree | Our Opinions Unfiltered

Your hosts here on Alice lane have different opinions from each other. We?ve gotten some questions in and we find that we feel differently about these things and felt like maybe we should fight it out for you guys. We decided to just let it out and see what happens and we will still remain friends afterward. One example of something we talk about is having the TV above the fireplace and Cori says he has his TV above the fireplace, which Sue and Jess definitely disagree with style wise, but respect that he has made that decision.

Intro 0:00 An awesome review and most embarrassing moment 1:20 The TV above the fireplace mantle 12:30 Theater rooms 18:00 Kids sleeping with parents in bed 24:50 Pools and jacuzzis 28:10  Kids toys 33:30 Living room 40:00 Engineered hardwood 45:10

?I personally have a sand and finish floor meaning we went and bought the wood planks, white oak, installed them all, water popped the grains, stained it, all the different layers of lacquer, the tedious process of doing a sand and finish floor?now everything is perfectly engineered. You get a perfectly finished, baked product in a factory where you don?t have to do it on site with all the chemicals.? 45:20

The 5th wall | Ceiling Design Ideas That Will Make You Look Up

Today we are talking about the 5th wall, which we define as the ceiling. It?s a controversial thing because some people consider the floor to be the 5th wall and the ceiling as the 6th, but that?s not what we think. The ceiling is something we strongly feel can really set rooms apart in design, and create a lot of energy and magic surrounding what?s happening up above the head. Join us as we discuss the various ways we?ve incorporated the 5th wall into our many projects we?ve done over the years.

Worst or funniest gift you?ve been given 2:45 The 5th wall 12:00 Aligning with existing architecture 21:50 Paint 24:25 Finish work 26:15 Barbie house project 31:20

?We had ceilings with a lot of eaves in it. This is Tan France?s closet and after setting this for quite some time, you can see the wall height didn?t start until way down here, like 2 and a half feet, so we?re all pitches and it only made sense to treat the ceiling like the wall and wrap that entire room in stripes. It felt tented, and then we were able to bring in a mirror that went 2 stories up from the stairwell and bounced back all of that around the space.? 18:48

I Love Lamp | Our Tips & Tricks to Getting the Lamp Layer Right

We have a question that catapulted into us making a whole podcast about this topic, which reads ?Hi, long time listener to your podcast. Could you please do a session on lighting, like finding pieces that speak to each other room to room, dealing with custom shades. Do all lamps have the custom shades? For example, I have 4 lamps and they all have a beautiful fermoie shade that flank the perimeter of the room, but when I bring lamps into the center, I was going to coordinate, or even juxtapose that with a modern lamp. Best ways to wash out art with light when mounted picture lights just don?t work, but you also don?t want your ceiling to look like Swiss cheese from recess lighting??

The worst compliment we?ve ever received 2:45 I love lamp 10:00 Height 16:30 Washing art 18:50 Vendors and whiteness of shade 28:40 Different types of lamps 31:50 The dining table 41:00

?The ideal shade is a natural linen, like probably a more off white or bone colored linen. That?s more beautiful than a natural paper shade because the paper shades kind of get burnt and get hot spots over years. It?s just not long lasting and if you?re paying a lot for a lamp it?s frustrating to have the shade start to show those warm spots on it?we use a place in Salt Lake City called the Lamp Company and they do custom lamp shades for us.? 29:24

The Business of Design | Beyond the Classroom

Design is a wild and complicated business to get into. Of all the designers out there, somehow we all end up doing it differently. In the school of design, they don?t teach you that your business should be done a certain way, they just teach you the art of design and the different types of design: commercial, residential, etc., or little classes that teach you how to do things like purchase orders, sales estimates, how to work with vendors, and internal trade secrets that you?ll need to know, but how to run a business is much more broad and really just comes down to the individual and their way of doing things.

What we?re watching right now on TV 2:00 What is the business of design like after college? 8:00  Stay busy 19:00 A lot of ways to do things 22:20 Everyone wears a lot of hats 25:00 Where will you be the most satisfied? 30:25 Self evaluation 32:20 Attach yourself to people you admire and respect, and you must be passionate and confident in your style 34:30

?I do think that those with a good attitude are also grateful, and when you?re grateful, I feel like you?re anxiously engaged. When you?re not grateful, you?re like ?Oh, lucky you. You get me.? But those that are grateful work better with other people. They?re humble, and they learn faster. If you can be humble, you?ll learn a lot faster. You?ll get to the finish line on any project you?re working on a lot quicker, when you?re grateful.? 21:44

Design Regrets in Our Own Homes | Lessons and Embracing Our Mishaps

We were discussing this topic and when we started listing these out, we realized it?s proof that we lived. We leaned hard into a trend, it?s the Asymmetrical haircut, and a part of us is like ?No, respect that girl that was just trying her darndest!? But was it a good idea? Probably not. Listen in as we tell about our various design decisions we made early on that we later came to realize was a mistake.

Intro 0:00 What we?re obsessed with lately 1:00 Our design regrets 7:55 Sue?s design regret - grout 8:25 Bigger laundry room 11:10 Brass fixtures 14:40 The exterior finish and paint color 16:10 Pergola 19:00 The range in Cori?s house 22:20 Garage storage 28:40 Crooked mantle 37:20

?I feel like we wanted to do this episode because I don?t know if somebody maybe asked us to do it, but just to illustrate we all have regrets. Those of us who do it professionally, we still have mishaps. We trust the system too much because we do it all day, and then we work too fast, and then we forget something, or a few of these things where we?re saying to just fix it right the first time.? 38:45

You?re gonna do other things to soften this really angular space with some rounds in there.? 41:57

Forecasting Trends for Spring 2024 | High Point Market Recap

Sue and Jess went to High Point Market and got to see what is up and coming for Spring of 2024. This is fashion week for interior designers and much like some people go to New York, or Milan, Sue and Jess go to North Carolina and they get to see what all the furniture makers are up to. The furniture makers are making new silhouettes, using new fabrics and finishes that are gonna be available for this coming Spring, and they?re just kind of seeing what?s new in lighting, rugs, furniture, case goods, mirrors, accessories, and everything across the board. They get to go and buy for this next Spring and with this episode they just want to dig into what they?re seeing in the interior trends so you know what?s coming on the horizon.

Host chat 1:40 Color 8:30 Brass 11:20 Candy colors 20:40 Anything goes as long as it?s in good taste 29:40 New tech 32:00 The color green 36:00 The reds 40:45

?So we saw fully upholstered sofas in it, chairs with contrast welds, we saw an artwork in textiles, this cabinet from Highland House that is so beautiful high gloss red.? 40:50 ?One way that we saw it in fashion week a lot was there?s this LOEWE sandal that they did. It?s a flat sandal that laces up, it?s got these two really cute discs on the side, I think it sold out everywhere, but women would wear just like a light blue Levi?s with this red strappy sandal and get so much credit.? 42:25

Check Yourself! | This Year?s Number One Trending Pattern

This podcast started with a great question in which Sue decided she would write a finals paper for us so that we could then record a podcast for you. We are excited to share this podcast as you guys will be on this journey with us, because we are learning with you at the same time. We received a question from one of our listeners, Monica, that said ?I love the timeless yet trendy look of checkered or diamond floors. I?m planning on installing it in my new home, however I?m stuck on scale. Is there a rule for pairing tile size with square footage of a room? I would love for this to be addressed in an episode, thank you.?

What?s going great for us and what?s a stumble 1:00 Checker board is everywhere 15:00 Figuring out your border rather than the scale 20:20 Graph paper 27:00

?I feel like all 3 of us were the check. We?re gonna be justified with the wall. We?re not gonna throw it on the diagonal, right? I don?t consider myself to be formal or fancy enough and I honestly hate it when people take their shoes off at my house. I?m like ?Oh no, just please stay comfortable.? I don?t want anyone to feel like I?m overly fancy.? 30:25

Dear Alice Live Edition | A Recap of the Event

We are talking about our Dear Alice Live recap in this episode. We did a live event here in Draper, Utah and 50% of the people that came were from out of state, and then a lot of our attendees bought E-tickets and had so many questions, which we didn?t have time to answer nor did we even expect there would be questions at the end. We wanted to do an episode dedicated to all of those E-ticket questions and figured probably a lot of you would like to know those answers, so we?re gonna answer those questions here.

What to do with a large blank wall that?s not framed art 4:15 Styling a corner fireplace 8:10 Most popular art frame right now 11:00 Construction of rug to go on a bedroom carpet 14:20 Sectional vs sofa 19:20 Night stands do not have to match? 22:05 Do you iron your sheets? 25:00 Combining different styles 26:10 Bench or daybed/sofa at the end of a bed 32:05 Determining the size for living room side tables 33:30

?[Spot tables] are so easy to pick up and they can be so sculptural and so fun. We use spot tables a lot just next to a chair like a quick little pull up, often they can migrate. My kids pull them around all over the place because it?s easier for them to pll up and eat their Lunchable on, or whatever it is. They can just bring it over to this chair and put this drink on it while I?m reading this book.? 37:00

In this week?s episode we are talking about The Gift Guide, our favorite gifts to give, and who to give gifts to. Many of us are last minute kind of people, especially as creatives, and we wanted to talk about some methods or ideas that may help you, especially if you?re an overthinker and the kind of person that just wants to get that perfect gift for that special someone, such as your significant other, family member, best friend, or even coworkers.

How to Get Started | Creating Your Design Northstar

Creating a design Northstar is something we do for every client, so we?re gonna take you through how you do that in this week?s episode. We got a question from one of our listeners who is renovating a historic home built in 1790 in Hudson Valley, New York. She is in the middle of a major powder bath and kitchen remodel moving walls, placing windows, the whole deal. She asked how to avoid decision fatigue in these huge projects as she doesn?t want to make mistakes or regret choices. She has found that working with Pinterest and Pinterest mood boards has been helping, but she still would like to know how not to get burnout when making countless decisions over the course of a few months.

Suzanne saw this great Instagram post from Lewis Howes that said ?Advice from 40 year old me to 20 year old me: 5 things I wish I knew when I was 20.? Trend Crushes | Fall 2023

Today on Dear Alice we talk about trend crushes, which is the stuff that we are crushing on right now. Jess talks about the saved button on Instagram and how she has started to prefer this over Pinterest when thinking about her own interests, whereas if she?s working with a client, she will prefer to use Pinterest. We discuss other trend crushes such as the color red, casual styles, monochrome, and kitchens.

?It?s fun to go to your Pinterest and see ?What am I consistently pinning right now that?s a theme?? It?s fun because you can see these batches of ?I was into that, and that, and then my algorithm changed.? or these like, courtyards, specifically with these geometric gates that allow light to come in through peek-a-boos, and so it creates really interesting light shadow plays throughout the day and I have so many of them, and I just love it. It?s totally giving me this global vibe.? 40:40

Purchasing an Existing Home | How to right the wrongs of past owners

We see a lot of homes in all the work we do and in some of the remodels there are some things that you?re just inheriting. When you purchase a home like this, you have to get really good at planning because it?s not inexpensive to redo the various things you want changed, but there?s a lot of architecture and a lot of things you wouldn?t do today, but they did yesterday. So now it?s your turn to make it right and we think the majority of people are likely in this position who are listening to our podcast right now, so listen in as we give our opinions and expertise on what you should do when you inherit architecture.

Keep or Toss? | Current Trends We Do or Do Not Agree with

We have a fun episode today, which is about finding something and saying if we would keep it or toss it. It might be polarizing and we as your hosts might feel opposite or the same about certain things, but that?s what will help make it fun. Join us as we talk about various items that should be kept or tossed, such as travertine, china hutch, or grasscloth wallpaper.

Antique chest from grandma 11:40 China hutch 14:35 Travertine 20:00 Grasscloth/wallpaper 22:00 Fiddle leaf figs 26:15 Murals and tufted headboards 29:05 Floating TV 30:05 Wood and stain grade base 31:00 Skinny jeans and leggings 32:20 Bullnose countertops 37:35 Granite 38:00 Hair extensions 41:15 Crocs and birkenstocks 43:45 French tipped nails 46:20

?I think [travertine] is beautiful in spaces. I do think a modern beach house with travertine, just things that feel really earthy and water could run over them, is so pretty. For myself, I?m not gonna buy any travertine, but that doesn?t mean I don?t think it?s beautiful for myself or another client. If it was in somebody?s home right now, would I have them rip it out? I think it would depend on the style and the tone we?re gonna move into.?  20:45

Interview with Editor in Chief of Utah Style and Design, Brad Mee

We have our very own Brad Mee on the podcast today, who is our editor and chief of Utah Style and Design magazine and is also the lifestyle editor of Salt Lake Magazine and of Boca Raton Magazine all the way in Florida. Brad gives us a nice snapshot of what editors are looking for today and helps us know the right way to get things ready to shoot so it can be in line with what a magazine would be looking for, and then he also gives us a little etiquette on how we should post and proceed.

?[An echo chamber design] is something that you?ll find on Pinterest and Instagram, and then you?ll just keep seeing it and keep seeing it, and it feeds the design. I don?t wanna call out a design genre, but I will: Farmhouse. The white and the black windows, and the straw basket, and the whole thing, there is great farmhouse design, but the kind we wanna see is a real farmhouse.? 30:35

Always In and Never Out | How to Create Timeless Interiors

One of the biggest questions we always get before we start any project is ?What is always in and never out?? We wanted to record a podcast sort of talking about those things, whether you?re living in a historical home, an older home, a 20-30 year old home, or a brand new build. What are some of the classic principles we are gonna talk about today that you aren?t going to regret in the future? That?s the ultimate question we wanted to dive into today and answer for you guys.

Buying a home that has existed before 6:40 Thinking about the timelessness of Ralph Lauren 9:15 Painting an old antique piece 21:30 Real materials have staying power 27:10 The white kitchen 28:00 Windows 31:00 Anything that has meaning 33:35 Scale 40:45 Beautiful finish work 44:00 Mohair 45:00

?I think the one thing that we obsess over is scale. We always want to make sure to keep that Ralph Lauren Bee buzzing around in our head while we?re making stuff, and that small never equals greatness generally. Usually if you scale something really well, it?s gonna look generous, it?s gonna be gorgeous, it?s gonna feel estate quality.? ?It?s gonna make a small space feel grander.? 12:18

How To Lean Into an Editorial Element | A Slap In The Face

In this episode we will be answering a listener question that came in. Somebody wanted to know how to lean into an editorial element, or slap in the face if you will, and brought up that it seems like there?s a way to bring in black into an otherwise neutral space, so we decided to create an entire podcast episode out of it. The most editorial moments are when you can show something with an opinion or unexpected, and something that?s not too played out, or it?s not the same player as the rest of the pieces in the room. The most editorial moment is when you get that one funky chair that just goes with what the owners love.

Giving the room that editorial element 9:45 Ways we?ve done it in our own homes 13:10 Solving a problem while out in the world 16:00 Bringing black into a neutral space 19:40 Mural patterns 20:50 Space planning 24:50

?We are emotional about our collections and we?re not necessarily curating them for a room, and we don't curate the room first, and then buy it. We?re slowly picking up this and that over the years and we don?t worry about where it goes. We worry about it moving us.? 14:17

AirBnB and VRBO?s |Talking with a Real Estate Developer

We are doing another episode on real estate because we had such a massive response to our last episode on real estate. You guys really want to know about this subject, so we said ?Who else do we know that we could bring on Dear Alice?? and Jess thought she could bring on her brother, Jake Luekenga, who has been doing in sort of a rental situation where he had two rental properties and went on to build a dream home, and he has a carriage house currently that he rents out nightly and we are going to find out why he does that nightly as opposed to by the month. He built a vacation rental with partners, and now he?s building an entire development of fractional ownership and whole ownership properties. So we?re just going to unpack all of this and find out what Jake has learned and knows for all of us who love interiors.

About Jake, Jess, and their family 2:10 His carriage house and home he lives in now 6:45 The location and rental 10:20 His vacation rental in Saint George 18:50 Is it worth it? 23:15 Fractional ownership 27:15 Next rental and development 30:35 Difference between fractional ownership and timeshare 33:20 How to choose a good location for real estate 40:35

?So with a timeshare you own the time. You do not own the physical property, but with a fractional ownership you actually own a piece of the property, a fraction of the property. What?s most common is they divide the property into one eighths and you get that piece of the pie. So you have a deed, it?s in your name, you can sell it when you want. ? 34:24

Is HGTV Ruining Design? | Design for You, Not the Masses

There was an article that came out from The Washington Post, which was titled ?HGTV is making our homes boring and us sad, one study says.? It goes in to unpack that everybody is trying to make their homes these perfect places like you see on TV, and we all know that the home is often the biggest investment we make in a lifetime and our whole lives and the lives of those around us are tied up in our homes. So HGTV tells us that we have to make our homes the nicest possible and decorate it for the masses, and not our own happiness. Because there?s so much pressure to make our homes for the masses and maintain its value in the public eye, we might find there is much less of a personal touch to it. Our home is the place that we should feel the most comfortable.

Join us for an Alice Lane event! 15:30 The HGTV article 19:45 Displacement of the professionalization of the home 27:15 The resale value of the home 37:45

?We don?t want our homes to look the same that we work on with the client because we want them to look like the client. We have to talk to them about who they are, what their origin is, where they went to school, what do their kids love? Those things are so vital in making the home successful because if it looks like me, cool if I?m moving in, but it doesn?t hold up and they won?t be happy. Our ultimate happiness comes when we can feel comfortable in our own place with our own people.? 30:00

Layering | Keeping it Intentional, Effortless, and Personal

Cori had a question that kind of went along with a question from one of our listeners and we realized that maybe we haven?t talked about layering enough, which is kind of the super power when it comes to the styling portion of interior design. Really getting those layers dialed in is a really good storytelling piece, and it?s a great fashion piece. It separates the goods from the greats and gives the house a beat and soul, and when we walk through, like in a few show rooms, and it really puts us in awe, it?s because of layers and the styling is on point. In this episode we wanted to break down with our voices and not visuals, why and how to layer. Quantity and quality, quiet luxury 6:20 The TV wall 9:30 Flooring, rugs 12:40 Furniture layering 17:20 Layering shelves 24:45 ?We know right now that publishers actually don?t want a lot of layers. They want kind of effortless, authentic, I was gonna say stealth wealth, or quiet luxury, of just having it be really easy and not too many layers. I think with layers, it?s all in the intent of who lives there.? 7:01

The Barbie Dreamhouse | Designing for our favorite real-life Barbie

We have a project that our design center just completed, which is actually right here in Utah, but we?re not going to say where the location is. You would think this house was in LA or Las Vegas with its really high end finishes and very contemporary, fashion driven, and opinionated. They had the greatest private fashion collection we have ever seen before, the closet being the biggest one we have ever done here at Alice Lane, but they are very private people, so we?re going to tell you what we saw and what we did on this episode today. Make sure to follow our Instagram to see the before and after!

Dear Alice live event! 1:50 The Barbie dreamhouse 4:50 A fresh start 6:00 How it started 7:00 They wanted to host a lot of people 12:30 Dissecting their various rooms: the library 14:10 A project like none other 16:25 The backyard 22:20 The purple slab in the basement 31:30 The primary vanity 33:55

?We?re like, ?Well what does she have in the pantry?? because she has a plethora of everything. So we go in there, and I?m not kidding you guys, there are hot pink wine glasses, hot pink martini glasses, some sort of cool faceted tumbler that sits sideways, all branded ?Barbie,? and the glass is hot pink.? 20:45

Luxury In Doses | Achievable Interiors

All of us here at Alice Lane take luxury in doses, and Suzanne Hall is doing that this very moment as she is in the middle of her own remodel in her bathroom, creating achievable interiors on the fly. We get into different countertop materials that we like in addition to marble, as well as materials that we do not like so much. We suggest investing in the rug to really take that step toward luxury in your own home, or when working with a sofa, you can really up your game by getting great pillows.

What is your favorite countertop material if you can?t choose real marble? 6:55 Defining luxury 14:50 How you can get luxury in doses in your home: invest in the rug 20:30 Getting a sofa and pillows 25:00 What Suzanne splurged and did not splurge on 34:00 Anything you have always wanted 38:55

?What does luxury in doses, or what does luxury in your house look like to you?? ?I think I can answer it the same way that I was going to anyway, and that?s just fully expressing who you are and working towards who you are meant to be.? 15:30

How Jess, Suz, and Cori Met | Our Love Story

We had a listener question and they asked how Jess and Suz became such good friends, so we thought it would be really fun to focus on that story in this episode. We?ve had bits of this story come up throughout our podcast, but never all in one like this one today. Jess tells her story about starting Alice Lane Interiors and how it came about, and then how Suzanne came into the picture after they fired their first interior designer who just wasn?t working out. We used to move a lot of furniture to people?s homes and set it all up for them to see how it looked and usually clients would love it and take the deal, but every now and then we?d have someone who just didn?t like it and would send it all back, which was a big pain for us, but it was all part of the learning process. ?Find people that you honestly love to work with, so that it doesn?t feel like work.? ?Passion is contagious.?

How the story began 1:20 Running our first store 7:45 Meeting Suz 9:20 Store first, design on the side 16:35 Books 20:45 Approvals 25:00 Meeting Cori 27:20 Finding great clients 33:00

?We had so much fun and we would just be in our heels and our dresses just scooting furniture and seeing what worked best, thinking about the person?s personal things and drawing, sketching things out, and it really became a design laboratory. We would work the floor and help people from 10-7, and then the doors shut down and it was like Cinderella?s mice just scurrying about trying to put together this thing because they?re coming into the store the next day and we?re gonna show them what we?ve put together for them.? 7:28

Spanish Colonial Revival | How to Keep Fresh & Authentic

One of our listeners asked the question of how someone can lean into the Spanish Colonial style of home, so we have created this podcast for those who have moved into a decades old home and aren?t sure about how to lean into its style. We want to help you know what to keep and preserve, and also what to change to fit your style. We wanted to do a quick little history lesson and talk about 5 principle things that are included in Spanish Colonial architecture, and then why certain celebrity estates are successful and why each of them look different because they each have a fresh new take.

Leaning into the Spanish colonial style 5:10 What is Spanish Colonial architecture? 8:15 Wide exterior and interior walls 9:25 Flat roofs with clay tile 11:55 The wooden beams 14:40 Small windows with wooden shutters and central courtyards 18:10

?Spanish Colonial Revival is most often used to describe homes developed in the early 20th century in the US or Mexico. Houses in this style Incorporate key elements of Mediterranean architecture, especially bright white exterior walls while also taking inspiration from Mexican, pueblo, and moorish design styles. The architectural style represents an adaptation of Spanish missions and Mediterranean style homes designed to keep the interior cool even on hot days. In the United States, Spanish revival homes are most popular in Florida, Texas, California, and the Southwest, including Arizona and New Mexico.? 8:20

Quiet Luxury | A Trend or a Lifestyle?

We wanted to discuss something that pops up a lot in the different magazines we?re reading, social media, and we feel like we need to talk about and unpack it here. The trend, or lifestyle, is called quiet luxury and some people refer to it as stealth wealth, which means you?re really quiet about your luxury and actually looking like millionaires, and not trying to drip so hard or wearing all the labels all at once. There?s a way to use the right materials in a way that isn?t shouting flashy, but still shines excellence and luxury.

Quiet luxury 5:10 Looking great without having to say what you?re wearing 11:45 Wearing things longer 18:10 Taking quiet luxury into the home 21:15 Beauty and wellness 30:00

?Hallmarks, such as classic, well made, muted staples that don?t shout out their provenance, also known as ?classics?... It?s about mixing an eye watering expensive coat with baggy vintage jeans, wearing multiple shades of beige all at once.? 13:30

The Color Q&A | Answers to Your Questions on Paint & Color

We often have questions from our listeners about color, so we figured it was time to do an episode dedicated to this topic and put out a post to our followers to send in any questions they had about wall color in particular and we had so many questions come in. It?s easy to follow trends and just do what everyone else is doing, but it doesn?t matter what someone?s top favorite color is because it could look terrible on you and you might hate it. This is the year of introspection and understanding what you?re drawn to, how you dress yourself, and figuring out who you are. This is something that we are all very passionate about here at Alice Lane, which is understanding these things while also being current about where art and design is in popular culture. Color 6:40 The right things to do moving forward 9:00 Developing an entire home palate 11:00 Favorite paint colors 22:05 Dark and moody colors 33:35 Why some people are drawn to warm or cool tones 38:45 ?There?s a reason why we?re exiting out of this cool, sad gray because we want to be happy. Covid was really hard on everybody, so this is your time to re-energize yourself because color is energy 100%.? 11:54 https://www.instagram.com/alicelaneinteriors/ https://www.instagram.com/alicelanehome/ https://alicelanehome.com/ https://www.facebook.com/AliceLaneHome https://www.pinterest.com/alicelanehome/ https://www.youtube.com/alicelanehomecollectionsaltlakecity News Letter: https://manage.kmail-lists.com/subscriptions/subscribe?a=HZENWY&g=PFcqV5
